Director of Facility Management Operations
Facility Management Group EOOD is an established Bulgarian facility and property management company providing integrated services to residential, commercial and mixed-use properties.
We are looking for an experienced and commercially minded professional to take overall responsibility for our facility management operations and lead the next stage of the company’s development.
This is a senior, hands-on management position combining client relationship management, operational leadership, financial control and business development. The successful candidate will work directly with the company’s owners, key clients, property owners, service providers and internal teams.
Key Responsibilities
Take overall responsibility for the operational performance of FMG’s managed properties and service teams. Act as the primary senior contact for key clients, investors, property owners and governing bodies of managed properties. Lead, coordinate and support account managers, facility managers, technical, cleaning, maintenance and security teams. Prepare, manage and monitor annual property budgets, maintenance budgets, staffing costs and project-level financial performance. Present and defend budgets, reports and management proposals before clients, property owners and general meetings. Monitor service quality, contractual performance, outstanding receivables and compliance with approved budgets. Select, negotiate with and manage subcontractors and service providers, including cleaning, security, technical maintenance, landscaping, parking and other property-related services. Review and negotiate client and supplier contracts in coordination with the company’s legal and financial advisers. Manage operational incidents, complex client matters and urgent issues requiring senior-level intervention. Prepare commercial proposals, participate in client presentations and support the acquisition and onboarding of new projects. Identify opportunities to improve service quality, operational efficiency and project profitability. Provide regular operational and financial reporting to the company’s management.
Candidate Profile
The ideal candidate combines strong management and communication skills with financial discipline and a practical, hands-on approach.
You should have:
Previous management experience in facility management, property management, real estate, hospitality, construction services or another relevant operational business. Proven experience in managing clients, teams, contractors and service providers. Strong budgeting, financial analysis and cost-control skills. Experience in contract negotiation and supplier management. The ability to manage multiple properties, priorities and stakeholders simultaneously. Confidence in leading client meetings, presentations and difficult commercial discussions. Strong problem-solving skills and the ability to make sound decisions under pressure. Excellent written and spoken Bulgarian and a very good command of English. Advanced working knowledge of MS Excel, reporting and presentation tools. A valid driving licence and willingness to visit managed properties when required.
Experience in condominium management, owners’ meetings, commercial tendering or onboarding new properties will be considered a strong advantage.
